Although I fell in love with the place at the first sight, I knew it needed some work. The place has been rented out for the past a few years and obviously the tenant didn't take good care of it. Also, the original structural design is not very efficient. There are too much wasted open space. After signing the purchase contract, I started thinking about giving it a make-over before move in. My biggest concern was how to use the space more efficiently without breaking the budget. Usually, I live by myself and space is not an issue; however, when my folks come to visit and stay with me for weeks, it could be quite a challenge. So my priority is flexibility and storage capacity.
I first wanted to have an architect design for me, but when I learned that architects usually charge about 10% of the total cost, I was discouraged. Then, I found the design software Better Homes & Gardens, which completely saved my day. The program is not comprehensive enough for professionals, but it is perfect for someone like me, who is working on a small project and has a fairly clear idea of what to be achieved.
